Want a Protected Ocean View in Cabo? Here’s What It Costs

The Real Math Behind a "Protected" Ocean View in Cabo

Almost every buyer who tours a property with a view in Los Cabos eventually asks some version of the same question: will this view still be here in five years? It's one of the most common anxieties in the buying process — and according to agents Mitch McDonald and Alejandro Donnadieu of Cabo Real Estate, it's also one of the most misunderstood.

"That's one of the first questions that comes up," Alejandro says. "Is it rational? It's understandable." But understandable and rational aren't the same thing — and the answer to whether a "protected" ocean view is a realistic ask depends almost entirely on price.

Mitch lays out the logic bluntly: "Is it rational to want a protected ocean view at half a million dollars in a three-bedroom? No, it's not rational. It's not going to happen. Is it rational to want that same three-bedroom with a protected view at a million? Yeah, now that's rational, and that makes sense."

In other words, there isn't a single answer to "can I get a guaranteed, unobstructed ocean view" — there's a price threshold below which it simply isn't realistic, and a price threshold above which it becomes a reasonable and achievable ask. Between roughly half a million and a million dollars for a three-bedroom in Cabo, buyers enter a gray zone where expectations frequently outrun what the budget can actually deliver.

"There's a lot of range there where things stop being rational and get unreasonable as far as expectations," Mitch says. "You do the best you can, and you tell people: if that's what you want, we're in the wrong budget. We're going to have to move the ceiling on the budget a little bit."

That's a hard conversation, and it's one both agents say they have regularly. But it's also a genuinely useful piece of information for buyers to have going in, rather than discovering it three showings deep into a search that was never going to produce what they wanted at their original number.

The practical takeaway: if a protected ocean view is non-negotiable for you, treat it as a budget input, not a wish-list item. Talk to your agent early about what price point actually makes that guarantee realistic in the building or area you're considering — because "protected" isn't just about the view outside the window right now. It's about what can and can't legally or physically be built around it in the future, and that kind of certainty tends to live at a certain price floor, not below it.
